"As Şifa Construction, we always develop our projects by taking these researches into account."

Our Marketing Director Erol Tamer, who has been analyzing the market in the Northern Cyprus real estate sector for many years, shares detailed reports about the market with Şifa Construction investors in project presentations. “These reports help us to read the market and make future projections,” said Tamer, and shared his views on what levels Northern Cyprus real estate prices will be at the end of 2025.

Since 2018, the report, which adds the information published in the archives in the past years to the studies actually carried out since 2018, and creates a market forecast for the future, shows that while the average price of 1 + 1 houses sold from developers across the island was around £ 55,000 at the beginning of 202, in the second half of 2024, the average price of 1 + 1 houses across the island reached £ 160,000 (in Esentepe, one of the popular areas, this figure was calculated as £ 179,220, while in Iskele it was calculated as £ 226,549); the same research is expected that this average value is expected to be in the £ 180,000 band in the second half of 2025. At the end of 2025, the average prices of 1+1 apartments in Esentepe are expected to be around 190-200 thousand, while in Iskele, it is estimated that there will not be a very high increase due to the excess stock product, and the average prices of 1+1 will be around 220-230 thousand.

Investors can access information such as current prices in Northern Cyprus and which housing types are more preferred in these presentations. With his research, Erol Tamer ensures that investors are directed to the right projects to ensure the highest profit.

Analyzing the prices and market dynamics in the real estate sector in Northern Cyprus correctly is of great importance for investors. “As Şifa Construction, we always develop our projects by taking these researches into account and maximize the earnings of our investors.” Erol Tamer said, “As we enter the last quarter of 2024, what we see in the report in the 3rd quarter; While the demand for studio apartments in Esentepe has decreased, transactions on 1 and 2 bedroom apartments have increased, but there is a demand for studio apartments in the İskele region that goes parallel to previous periods.”
